At TruVine Investments, we define boutique hospitality as the space between the traditional short-term rental and the conventional hotel. We focus on developing smaller, highly differentiated hospitality properties, typically 3 to 20 keys, including high-end geodesic domes, tiny homes, cabins, and other purpose-built concepts. Our goal is to create destinations where the property itself becomes part of the experience, allowing us to differentiate beyond location and price.

We target markets with strong tourism fundamentals and demonstrated lodging demand, looking for opportunities to generate attractive nightly rates and strong occupancy. The flexibility of these developments also allows us to utilize unconventional sites such as sloped terrain, irregular parcels, mountain properties, and other difficult-to-develop land where views, privacy, and natural surroundings become competitive advantages. We pair those locations with amenities such as private hot tubs, saunas, fire pits, and outdoor living spaces to create a premium guest experience.

From an investment perspective, these projects can offer shorter development timelines, lower infrastructure requirements, and greater adaptability than traditional hospitality developments. Their smaller scale also allows us to phase development, respond to guest demand, and begin generating revenue more quickly.

There can also be significant tax advantages. Certain structures and components may qualify as equipment or shorter-lived property, creating opportunities for accelerated depreciation and potentially substantial first-year deductions under current tax law. For qualifying investors, these benefits can be particularly valuable when looking to offset taxable investment income or gains.
